The subject is a topical one, as this topic gives problems of thinking not only for the area presented in this paper, but also for other areas, from countries that were heavily industrialized, such as those in the former Soviet bloc.

I appreciate this approach, which combines economics issues with spatial predictability methods, however I have a few suggestions to make.

The introduction respects the scientific character of such a paper, being supported by a sufficient number of citations, but please try to fi it some international studies to see in a bigger picture where your study stands.

Materials and methods: The steps are clearly presented, but I suggest you enlarge Figure 2, for example, or get closer to the desired area. It's hard to read the legend of that figure.

Results: Figure 5 cannot be read. Change it.

Discussions: This topic is very well treated, but please include the results and discussions in an international context. Try to compare your results with the results of other similar studies outside of China. In this way you can create an overview of the topic.

The paper is well written, containing a relevant and interesting empirical study, whose ideas are applicable to many cities with unused industrial land in the former strong industrialised countries.

Introduction section includes a good number of citations introducing the subject.The paper is well addressing the main research questions, appropriately emphasizing the knowledge gap and outlining four main hypotheses, which are later on, confirmed. 

Materials and methods section is suitably presenting the study area, data and pre-processing, together with the various predictability methods, well embedded in the methodology. 

The third section excellently presents the cascade of results on industrial land transformation related to: i) differences in characteristics and locations, ii)the positive impact of land price, iii) influence of policy factors and industrial parks, confirming the hypothesis formulated in the Introduction.

Discussion section is very well outlining the role of different stakeholders such as local governments and industrial enterprises. Subsection of limitations is well considered. 

Conclusion is well formulated and is consistent with the content of the paper.

The work concerns an important issue, which is the transformation of industrial real estate. It seems to me that the Authors expanded their work too much. I am not sure if so many models are needed (logit, probit). It seems that the work would be better if the Authors were to describe some parts of it in more detail. For example there is no formal notation of the K function and the models used in the paper. There is also no information on what was compared with the t-test. What indicators are included in Table 4? Was the standard t-test used here because I have doubts about the equality of variances? Besides, how we managed to carry out a t-test for the Tran500 variable (percentage variable). It seems to me that some of the information contained in the discussion chapter should be included at the beginning of the work. However, these are minor remarks that require little correction.

The article is an advanced research work with remarkable maturity. However, I would recommend to the authors a greater geographical characterization of the study area in the introduction. I think it would help to contextualize the topic addressed. On the other hand, with the idea of ​​reinforcing the formal aspects of the text, I would recommend a more detailed and careful cartography of results, for example, it can be seen how the graphic scale is not in round numbers such as 10, 5, 20... This subtracts some formality at work. It would also be positive to incorporate a situation map in a larger context, as is the case of the country in which the study area is inserted.
