Dear authors,

The manuscript analyses the relationship between urban road network and urban land prices, through Space Syntax Analysis, applying in Kirkuk.

Despite the subject of this manuscript is of interest to the field of this journal, however, there are some sections that need major revisions in both writing style and content.

In terms of style, At line 111, remove the semi-colon and replace with dot

With respect to the contents, we invite the authors to clarify these points:

-          Please clarify why  “In new developments, the situation is different; increasing supply may not reduce the land cost due to market fluctuation”. (At line 34). When does it happen?

-          Please explain what is the source of the prices, how was the price data collected? (line 201). Please introduce the role and the competences of the Kirkuk Housing Directorate.

-          It is relevant also mention if the phenomenon of illegally built houses in Kirkuk has been considered (and how) in the market analysis. Can this phenomenon affect urban land prices and change the results of the analysis?

-          Please clarify if and how the social aspects have been taken into account in your analysis and what is the target population considered in the analysis.

-          It is not well explain how spatial syntax analysis can improve soil market knowledge compared to established valuation techniques, for example multiple regression analysis. It would be appropriate to explain the added value of the applied method compared to other well-established approaches.

 

-          The conclusions state that the results of the analysis could be used to create a new land pricing program. However it is not explained, for example, what indications could emerge for Kirkuk. It would be interesting to situate the efficacy of the analysis in its context.

The proportion of metropolises or urban agglomerations in modern society is increasing, so such a  study exploring the impact of the urban spatial plan on land value is very helpful in both theory and practice. This manuscript can be accepted for publishing after a minor rivision.

1. The quality of the figures needs to be improved, and the characters in Figure 1 and Figure 2 are blurred.

2. How do environmental factors influence the land price? Please provide a more specific analysis.

The evaluated manuscript titled "The Impact of Urban Spatial Plan ON Land Value, an Approach System to Relating Space Syntax Premises to the Land Price" is an important issue, especially in developing countries. The paper's title is informative, but it was written sloppy, so the Introduction, Methodology, Discussions, and Conclusions must be improved (the manuscript should also be written according to an international perspective; otherwise, it can be interpreted as a local study)—the aim of the study and research questions need to be clearly outlined. Furthermore, used data and Methodology were not introduced in the Introduction. Overall, the manuscript cannot be published in the journal as such, so major revisions are needed. My further remarks are:

·         The main purpose of the study should be emphasized.

·         The literature review can be improved with studies investigating the relationships between urban geometry and land prices with fractal dimension analysis.

·         It should be explained how to obtain land prices. What are the reliabilities of the data? Furthermore, how were determined the factors that affected land prices?

·         There are many figures and tables, so they should be reduced, and the resolutions of figures should be improved.

·         Unnecessary columns exist in Table 1.

 

·         The spatial network model should be clearly explained.
